A Dubai property visa application is made in person through the Dubai Land Department (DLD). You book or walk into an approved centre, submit your passport, title deed and photo, pay the fees, do a medical test on site, and receive the residence permit by email, usually within 7 to 10 business days.
This guide is the process only. For the fee tables, see our Dubai property visa cost guide.
Which visa are you applying for?
Decide this first, because the documents differ. DLD runs two property services:
| 2-year investor visa (Taskeen) | 10-year Golden Visa | |
|---|---|---|
| Ownership test | Sole owner: no minimum value. Joint owner: share of at least AED 400,000 | AED 2M purchase value, in your name |
| Property status | Title deed required | Title deed; mortgaged and some off-plan accepted |
| Good Conduct Certificate | Required | Not on DLD’s list |
| Must be in the UAE | Attend in person | Must be inside the UAE |
| Service time | 7–10 business days | 7–10 business days |
If you bought a smaller home, our explainer on the property visa with no minimum value covers who now qualifies for the 2-year route. If your property is AED 2 million or more, read the Golden Visa through property guide before booking.
Still unsure which route suits you? Our Golden Visa vs 2-year property visa comparison sets the two side by side.
Documents you need for the property visa application
For the 2-year Taskeen visa
The DLD lists six documents:
- Passport
- Electronic copy of the title deed
- Personal photograph
- Emirates ID, if available
- Copy of your current residence visa or entry permit, if available
- Good Conduct Certificate issued in Dubai and addressed to the Dubai Land Department
For the 10-year Golden Visa
DLD asks for your passport, an e-Certificate of Title or title deed, a personal photo, Emirates ID if any, and a copy of your current residence permit if any. If the home is mortgaged, add a bank no-objection letter that states the amount paid and the balance.
If the property is mortgaged
For either route, get the bank letter before your visit. It should say the bank has no objection to a residence permit on the property and show the paid amount and outstanding balance. A generic balance statement is often not enough.
Step-by-step: how the application works
Step 1. Check eligibility against your title deed. Look at how ownership is recorded. A joint deed means the AED 400,000 share test applies to the 2-year visa, not the no-minimum rule.
Step 2. Get your Good Conduct Certificate (2-year route). It must be issued in Dubai and addressed to DLD. Apply for it first. It is one of the documents most often left until the last week, and it can hold up the whole visit.
Step 3. Prepare photos and copies. Photos should meet Emirates ID requirements. Upload any supporting papers, such as bank letters or certificates, to the DLD Document Vault in advance if you can.
Step 4. Visit an approved centre. Options listed by DLD include Al Manara Centre (Cube), open Monday to Thursday 8:00 am to 2:30 pm and Friday 8:00 am to 11:30 am. Golden Visa applicants can also use the office at Dubai World Trade Centre. Registration trustees such as EGSH, Alyalayis and Gulf Vision are listed too, with longer hours.
Step 5. Submit and pay. Staff check the documents and you pay by card, bank transfer or cash.
Step 6. Complete the medical test. It is done at the centre during the same visit.
Step 7. Wait for the permit. DLD emails the residence permit. Emirates ID biometrics may need a separate appointment if ICP asks for fingerprints.
Can someone else apply for me?
No. Both DLD service pages say the applicant must attend in person and that companions or representatives cannot apply. This is stricter than many other UAE visa services, where a typing centre or PRO can handle most of the work.
It also means overseas buyers need to plan a trip. If you are outside the UAE, you will usually enter on a visit visa or entry permit and apply while you are here. Keep that permit valid until the residence permit is issued.
How long does a Dubai property visa take?
DLD lists 7 to 10 business days for both the 2-year and 10-year services. That clock starts once your file is complete. Realistically, budget two to three weeks from first visit to Emirates ID in hand, because medical results, biometrics and courier delivery each add a few days.
Things that stretch the timeline:
- Good Conduct Certificate still pending
- Bank NOC missing the paid amount or balance
- Name spelled differently on the passport and title deed
- Joint deed where your share is below the threshold
Adding family to the same application
You can sponsor family once your own permit is issued, and many people do it in the same visit. Expect to bring attested marriage and birth certificates, health insurance and an IBAN. If the mother is the sponsor, DLD asks for a notarised NOC from the father. The full list, plus the age rules for sons and daughters, is in our family sponsorship guide.
Getting the Dubai property visa application right the first time
The single best thing you can do is match your paperwork to your title deed before you leave home. Ownership type decides the test, the test decides the documents, and the documents decide whether you walk out with a submitted file or a list of things to fetch.
Rules for these services changed twice in 2026, so check the DLD service page the week you apply. For the full picture of every route, see our complete Dubai property visa guide, or browse more real estate guides on Live In Gulf.

Frequently asked questions
Where do I apply for a property visa in Dubai?
Apply at the Dubai Land Department’s Al Manara Centre (Cube) or one of the DLD-listed registration trustees, such as EGSH, Alyalayis or Gulf Vision. Golden Visa applicants can also use the dedicated office at Dubai World Trade Centre. Check opening hours on the DLD service page before you go.
Do I need a Good Conduct Certificate for a property visa?
For the 2-year Taskeen visa, yes. DLD requires a Good Conduct Certificate issued in Dubai and addressed to the Dubai Land Department. It does not appear on the DLD document list for the 10-year Golden Visa, but confirm with the centre in case your nationality or file needs extra checks.
Can I apply for a Dubai property visa from outside the UAE?
Not fully. You must attend a DLD centre in person and complete a medical test there, and the Golden Visa terms say you must be inside the UAE. Most overseas owners enter on a visit visa or entry permit, then apply during that stay before the permit expires.
Can I apply with an off-plan property?
For the 2-year visa, DLD asks for an electronic title deed, so off-plan units generally qualify only after handover and registration. For the Golden Visa, DLD reviews off-plan property case by case, looking at the project and its value. Ask the centre before you book.
How long is the property visa valid?
The Taskeen investor visa is issued for two years and can be renewed while you keep the property. The Golden Visa through property is a 10-year renewable permit. Both stay linked to ownership, so selling the property affects the visa unless you replace it with another qualifying one.
