Ejari cancellation removes your lease from the Dubai Land Department system once the tenancy ends or both sides agree to end it early. It is free through the Dubai REST app or Ejari system and costs AED 40 plus VAT at a trustee centre. It does not happen automatically when the lease expires, so someone has to file it.
This guide is part of our renting in Dubai guide, which covers the tenancy from search to move-out.
When you need to cancel Ejari
Cancellation is needed whenever the registered lease stops matching reality:
- The lease expires and is not renewed. You move out or the landlord takes the unit back.
- You leave early by agreement. See our guide to breaking a tenancy contract early for penalties and notice.
- The property is sold and the buyer signs a new lease with you.
- The lease needs correcting. Some errors in rent or names are fixed by cancelling and registering again.
The reason it matters: one unit can only have one active lease. Until the old one is cancelled, the next tenant cannot register, and DEWA move-in for the new tenancy can stall.

Who is responsible for cancelling: landlord or tenant?
The landlord is usually expected to cancel, because the owner needs the unit clear for the next tenant. Tenants can also apply, and DLD’s service lets either party file with the right documents.
Our position: do not leave it to the landlord. A lease that stays active keeps your name tied to the unit and can complicate your own next registration. If the landlord drags their feet, file it yourself once you have handed over the keys.

Documents required
DLD’s list for trustee centres is short:
- The original unified tenancy contract (it must be cancelled; if the lease is still active, it must be presented).
- The applicant’s Emirates ID.
- A power of attorney if a representative applies. A Dubai-issued POA can be entered by number.
- A letter from the owner requesting cancellation, if the lease is still active.
That fourth point is the one tenants miss. If you are leaving before the end date, you need the landlord’s written request. No letter, no cancellation.
In practice, agents and centres also ask for the final DEWA bill or a DEWA clearance certificate showing nothing is owed. DEWA offers a clearance certificate request online.
How to cancel Ejari online
- Close your DEWA account first. Request move-out on the DEWA app or website and pay the final bill.
- Sign in to Dubai REST or the DLD Ejari system with UAE PASS.
- Choose the cancel tenancy contract service.
- Fill in the details and attach documents if the system asks.
- Submit. You receive an email once the request is approved.
- Download the confirmation and keep it with your move-out records.
Cancelling at a trustee centre
Take the original contract, your Emirates ID and, for an early exit, the owner’s letter. Staff check the papers, enter the data and approve it, then you pay and get a receipt.
One condition applies here too: the trustee route is for properties not managed by a real estate company or by an owner with their own Ejari access. If a management company runs the building, it cancels through its own system.
What blocks a cancellation
Most stuck applications come down to one of these:
- Unpaid DEWA bills. Clear the final bill before you apply.
- No owner letter for a lease that has not yet expired.
- An open rental dispute on the unit.
- The wrong channel for a managed building.
- Name or ID mismatch between the contract and the applicant.
Moving within Dubai? Get the order right
The cleanest sequence for most tenants:
- Agree the move-out date and any early exit settlement in writing.
- Book DEWA move-out, or use DEWA Move-to if you are moving straight to another Dubai home.
- Hand over keys and get a signed handover note.
- Cancel the old lease.
- Register the new one, which triggers DEWA move-in. Our DEWA move-in guide covers that side.
Keep your security deposit claim separate. The landlord’s deposit refund is not part of the DLD process.
Frequently asked questions
Is it free to cancel Ejari?
Yes, through the Dubai REST app or the DLD Ejari system it is free. At a real estate trustee centre DLD charges a service partner fee of AED 40 plus VAT. The original registration fee you paid when the lease started is not refunded when you cancel.
Does Ejari cancel automatically when the lease ends?
No. The registration stays active until someone files a cancellation. That is why new tenants are sometimes blocked from registering. If you have moved out, check the record a week or two later, and file the cancellation yourself if the landlord has not.
Can a tenant cancel Ejari without the landlord?
A tenant can apply. If the lease has expired, the original contract and Emirates ID are the core documents. If the lease is still running, DLD requires a letter from the owner requesting cancellation, so an early exit cannot be cancelled without the landlord’s written agreement.
Do I need a DEWA final bill to cancel?
DLD’s published document list does not mention it, but agents and trustee centres commonly ask for proof that DEWA is settled, and an outstanding bill is a frequent cause of delay. Request move-out and pay the final bill first, or get a DEWA clearance certificate.
How long does it take to cancel Ejari?
At a trustee centre DLD lists about 25 minutes once you are served. Online, you receive an email after the request is reviewed and approved, which is often quick but depends on document checks. Delays usually come from missing owner letters or unpaid DEWA bills.
