How to Sponsor Your Family on a Dubai Property Visa (2026 Guide)

Table of Contents

Property visa family sponsorship lets a Dubai property owner with a residence visa add their spouse, children and parents as dependants. On the 2-year route, the Dubai Land Department (DLD) issues spouse and child permits for two years and parent permits for one. On the 10-year Golden Visa, the spouse, children and parents can all receive 10-year permits.

Quick answer: Both DLD property routes let you sponsor a husband or wife and children. Parents can be added too, on one-year permits under the 2-year visa and 10-year permits under the Golden Visa. You need attested marriage and birth certificates, health insurance and an IBAN. Fees run from AED 5,774.50 to AED 8,882.25 per person.

This guide assumes you already hold, or are applying for, the property visa yourself. If not, start with our step-by-step property visa application guide.

Who can you sponsor on a property visa?

Family member2-year visa (Taskeen)10-year Golden Visa
WifeYes, 2 yearsYes, 10 years
HusbandYes, 2 yearsYes, 10 years
Children under 18Yes, 2 yearsYes, 10 years
Daughter over 18Yes, 2 years, proof of marital statusYes, with undertaking she is unmarried
Son over 18Yes, 1 year onlyYes, with undertaking he is unmarried
ParentsYes, 1 yearYes, 10 years

The one-year limit for sons over 18 on the 2-year route is easy to miss. If your son is at university in Dubai, you will be renewing his permit every year rather than every two.

Documents for spouse and children

DLD lists the same core set for both routes:

  1. Attested marriage certificate. Certified for the Golden Visa, attested for Taskeen.
  2. Attested birth certificates for each child, sons and daughters.
  3. Sponsor’s Emirates ID and passport. The Golden Visa page asks for originals.
  4. Recent photo for each dependant, meeting Emirates ID requirements.
  5. Health insurance for each dependant (listed on the Golden Visa page; expect it on both).
  6. IBAN of the sponsor.

Then the age and family-status extras:

  • Daughters over 18 (2-year visa): a social status certificate from Dubai Courts.
  • Sons or daughters over 18 (Golden Visa): an undertaking that they are not married.
  • Mother as sponsor: a notarised NOC from the father, on both routes.

The mother-as-sponsor NOC catches many families. If the property and the visa are in the wife’s name, plan for that NOC before the visit, especially if the father is overseas and needs to sign at a notary there.

How do I sponsor my parents on a property visa?

Parents need extra proof that they depend on you. DLD lists:

  • Sponsor’s Emirates ID and passport
  • Dependency certificate attested by your consulate
  • Personal photograph
  • Attested birth certificate (yours, showing them as parents)
  • Health insurance
  • IBAN
  • For the 2-year route: your bank statement for the last 3 months

The bank statement is only on the Taskeen list. The consulate dependency certificate is on both, and timing varies a lot between consulates, so ask yours early.

Which route is better for families?

If you can reach the AED 2 million threshold, the Golden Visa is the stronger choice for families. Every dependant gets ten years, parents included, and the per-person fee is lower. Our Golden Visa through property guide explains what counts towards that threshold.

The 2-year route still works well for a couple with young children. It becomes expensive and admin-heavy when you add parents or sons over 18, because those permits run for a single year.

What commonly goes wrong with family sponsorship

  • Unattested certificates. Documents issued abroad usually need attestation in the home country and by the UAE Ministry of Foreign Affairs. Plain copies get sent back.
  • Name mismatches. Spellings on the marriage certificate, passports and birth certificates must line up.
  • Joint deeds and the sponsor. On a jointly owned property, each co-owner qualifies on their own share. If your share fails the test, you cannot sponsor anyone from it. Our joint property Golden Visa guide covers the share rules.
  • Selling the property. Family permits depend on the sponsor’s visa. Sell without replacing the property and the whole family’s residence is affected.

Planning property visa family sponsorship with confidence

Sort documents by who needs them: spouse, each child, each parent. Get attestation and the consulate dependency certificate moving first, since those take the longest and are outside DLD’s control. Then book one visit where possible.

Requirements on these pages change from time to time, and some, such as insurance, may be applied differently by centre. Check with DLD before you go. For every route in one place, read our Dubai property visa guide, or find more on the Live In Gulf homepage.

Frequently asked questions

Can I sponsor my wife on a 2-year property visa?

Yes. The Dubai Land Department lists a 2-year family residence permit for the wife at AED 7,382.25. You need an attested marriage certificate, her photo, your Emirates ID and passport, and your IBAN. Health insurance for dependants is also expected. Husbands can be sponsored on the same terms and fee.

Can I sponsor my parents on a Golden Visa through property?

Yes. Parents receive 10-year residence permits on the Golden Visa route, at AED 5,774.50 each in government fees. DLD asks for a dependency certificate attested by your consulate, your birth certificate, health insurance, a photo and your IBAN. Start the consulate paperwork early because timing varies.

Can a woman sponsor her family on a property visa?

Yes, a mother who owns the qualifying property can sponsor her husband and children. DLD asks for a notarised no-objection certificate from the father when the mother is the sponsor. If the father lives abroad, he will need to sign the NOC at a notary in his country.

Can I sponsor my son over 18 on a property visa?

On the 2-year route, yes, but only for one year at a time, at AED 7,182.25. On the Golden Visa route, sons and daughters over 18 can be sponsored with an undertaking that they are unmarried. Older children who work in the UAE often move to their own visa instead.

Do sponsored family members need health insurance?

Yes, health insurance is listed in DLD’s requirements for family and parent residence permits on the Golden Visa route, and it is generally expected for Dubai residence. Premiums vary with age and cover, so parents can be the most expensive dependants to insure. Compare policies before you apply.
