An Ejari check online takes about two minutes and costs nothing. Use the DLD website’s download service with your Ejari contract number and DEWA premise number, sign in to the Dubai REST app, or open UAE PASS and add your tenancy contract from the Dubai Land Department. If a certificate downloads with your details, the lease is registered.
New to the process? Start with our step-by-step Ejari registration guide, or the wider guide to renting in Dubai.
Why you should verify your Ejari at all
Agents often say “Ejari is done” weeks before it actually is. A quick look tells you three things:
- The lease is registered with the Dubai Land Department.
- The names, unit, rent and dates are what you signed.
- You have a certificate to give DEWA, a visa typing centre or your employer.
It also protects you later. The registered rent is the figure RERA uses when your landlord proposes an increase, so a wrong number on the record is worth fixing early.

What you need before you start
Method | What you need |
DLD website download | Ejari contract number + DEWA premise number (or Dubai Municipality number) |
Dubai REST app | UAE PASS login linked to your Emirates ID |
UAE PASS app | UAE PASS account with your Emirates ID registered |
The Ejari contract number sits at the top left of the certificate. The DEWA premise number is the 9-digit number shown at the entrance of every premises in Dubai, and it is also printed on DEWA bills.
How to do an Ejari check online on the DLD website
- Open the DLD Download Ejari Certificate service.
- Enter the Ejari contract number exactly as printed, with no spaces.
- Enter the DEWA premise number or the Municipality number of the unit.
- Complete the captcha and select download.
- Open the PDF and check names, unit, rent, dates and deposit.
If the download fails, the usual causes are a typo, the wrong premise number, or a lease that has not been approved yet.
Checking through the Dubai REST app
Dubai REST is the DLD’s own app and the most complete view.
- Sign in with UAE PASS.
- Open your profile or the certificates section.
- Find your tenancy and download the Ejari certificate.
- Look for any pending applications, such as a renewal still waiting for landlord approval.
The app is also where you add co-occupants. If you share the home with family or flatmates, check that they appear.
Checking through UAE PASS when you have no numbers
Lost the certificate and do not know the contract number? UAE PASS can find the lease from your Emirates ID.
- Open UAE PASS and go to Documents.
- Tap + and scroll to Dubai Land Department.
- Choose Tenancy Contract.
- UAE PASS searches for a DLD-registered lease linked to your Emirates ID.
- If one exists, it appears in your documents, usually within minutes.
This route only works if the lease was registered against your Emirates ID. If you are a co-occupant rather than the named tenant, it may show nothing.
What the result tells you
What you see | What it usually means | What to do |
Certificate downloads, details correct | Lease is registered | Save the PDF, send to DEWA if needed |
Certificate downloads, details wrong | Registered with an error | Ask whoever registered it to correct it |
Old lease appears, not the new one | Renewal not yet registered | Chase the landlord or agent |
Nothing found | Not registered, or numbers wrong | Recheck numbers, then ask for the receipt |
App shows “pending” | Waiting for landlord approval | Remind the landlord to approve |
These are practical readings, not official DLD status definitions. The DLD helpline (800 4488) can confirm an unusual case.
When the check shows wrong details
Errors in rent, dates or names are more serious than they look. A wrong rent changes the RERA calculation at renewal, and a misspelt name can block a visa file.
In practice, corrections are made by whoever registered the lease: the landlord, the management company or the trustee centre that processed it. Some errors need the record cancelled and registered again, which means a second fee. Ask who will pay that before agreeing.
Keep the original signed contract. If the registered record and the signed contract differ, the signed version is your evidence.
Checking before you move in, and before you move out
Before you pay the remaining cheques or book movers: confirm your new lease is registered. DEWA’s One Step Move-in is triggered by the registration, so an unregistered lease means no welcome email and no activation.
When you leave: check that the old lease shows as cancelled. A lease that stays active can block the next tenant and keep your name attached to the unit. Our Ejari cancellation guide covers who files it, and DEWA’s move-in service page explains why an unregistered lease stops activation.
Common mistakes
- Typing the 9-digit premise number with a digit missing.
- Using the old certificate number after a renewal; each year has a new contract number.
- Assuming the agent’s screenshot is proof. Download the certificate yourself.
- Checking only the name, not the rent and dates.
Frequently asked questions
How can I check my Ejari status online for free?
Use the DLD website’s Download Ejari Certificate service with your Ejari contract number and DEWA premise number, or sign in to Dubai REST with UAE PASS. Both are free. If the certificate downloads with your details, the lease is registered. UAE PASS can also show it under Documents.
How do I find my Ejari number?
The contract number is at the top left of the Ejari certificate and on the registration receipt. If you have neither, add your tenancy contract in UAE PASS under Documents and Dubai Land Department; it searches using your Emirates ID. The landlord or agent who registered the lease can also send it.
Where is my DEWA premise number?
It is a 9-digit number displayed at the entrance of every premises in Dubai, usually on or beside the door. It is also printed on DEWA bills and on the Ejari certificate under the leased unit details. You need it, with the contract number, to download the certificate from the DLD website.
Can I check if a flat already has an active Ejari?
There is no public search by unit for tenants. The practical test is that a new lease cannot be registered while an old one is active. Before paying, ask the landlord for the previous tenant’s cancellation certificate, especially if you are moving in soon after someone else left.
What if my Ejari check shows the wrong rent?
Ask whoever registered the lease to correct it, and keep your signed contract as proof of the agreed figure. The registered rent is what RERA uses at renewal, so an error can affect future increases. Some corrections need a cancellation and new registration, so agree on who pays first.
Do an Ejari check online every time something changes
Check after signing, after each renewal and after moving out. It takes two minutes and avoids most DEWA, visa and dispute problems. Service names and menus change, so follow the current DLD screens.
