Dubai Property Visa Renewal: Steps, Fees & What Happens If You Sell

Table of Contents

Dubai property visa renewal works much like the first application. You still need to own the qualifying property, so you return to a Dubai Land Department (DLD) centre with your passport, current title deed and photo, complete a new medical test and pay the fees. The 2-year visa renews every two years; the Golden Visa every ten.

Quick answer: To renew a property visa in Dubai you must still own the property that qualified you, or a replacement that meets the same test. Bring your passport, Emirates ID, title deed and, for the 2-year route, a fresh Good Conduct Certificate. Press reports put the 2-year renewal at around AED 8,215. Selling without replacing usually ends the visa.

DLD publishes new-application fees but not a separate renewal fee on its service pages. The AED 8,215 figure comes from 2026 press coverage that we could not match to a DLD source, so treat it as an estimate. Current new-visa fees are in our Dubai property visa cost guide.

How to renew a property visa in Dubai, step by step

  1. Check your title deed is still current. If you refinanced, make sure the new bank’s mortgage is registered and get its NOC.
  2. Get a new Good Conduct Certificate (2-year route). It must be issued in Dubai and addressed to DLD.
  3. Gather documents: passport, Emirates ID, current residence permit, electronic title deed, photo, and bank NOC if mortgaged.
  4. Visit an approved centre. Al Manara Centre (Cube) or a DLD-listed registration trustee. You must attend in person.
  5. Pay and complete the medical test on site.
  6. Receive the renewed permit by email. DLD lists 7 to 10 business days for its property visa services.

Our step-by-step application guide has more detail on each centre and document.

When should you start the renewal?

A month before expiry is a sensible minimum. The slow items are rarely at DLD. They are the Good Conduct Certificate, the bank NOC if your loan has moved, and attested documents for any new family members.

Overstaying a residence permit can lead to fines, and grace periods after expiry or cancellation have changed several times. We have not listed a number of days here for that reason. Check current GDRFA Dubai guidance if your permit is close to its expiry date.

Renewing family permits

Family permits depend on the sponsor’s visa. In practice, renew your own permit first, then your dependants’. On the 2-year route, remember the shorter cycles: sons over 18 and parents are issued one-year permits, so they come up for renewal between your own renewals. Our family sponsorship guide lists their documents.

What happens to your property visa if you sell?

The visa is linked to owning the qualifying property. Sell it and the basis for the visa goes with it.

  • 2-year visa: reported to be cancelled once the title deed transfers to the buyer. You then need a new basis for residence, such as another property, a job or a different visa.
  • Golden Visa: advisers report that you can keep the visa if you replace the property with another qualifying property. Sell without replacing and the Golden Visa is cancelled.

Different guides quote different replacement windows: 60 days, 90 days, or none. We have not found any of them on a DLD or GDRFA page, so we have left the number out. If you plan to sell and buy again, confirm the timing with DLD before you sign the sale agreement.

Sell-and-replace: how to keep your residence

The safest sequence is to line up the replacement before the sale completes.

  1. Sign for the new property, or at least get it registered, before your current title deed transfers.
  2. Check the new property meets your route’s test: AED 2 million for the Golden Visa, any value for a sole owner on the 2-year visa.
  3. Ask DLD to move the visa to the new title deed, or apply afresh on it.
  4. Only then complete the sale.

A common mistake is selling first and buying later. The gap between the two can leave you, and every family member you sponsor, without a valid basis for residence.

Does refinancing or paying off a mortgage affect renewal?

Paying off a mortgage helps. You will no longer need a bank NOC, but bring the release letter in case the title deed still shows the old mortgage. Refinancing means a new lender on the deed, so get the new bank’s NOC before renewal day. Our guide to the property visa on a mortgaged home covers what the NOC should say.

Keeping your Dubai property visa renewal simple

Put two dates in your calendar: one month before your permit expires, and the day any family member’s shorter permit runs out. Keep a current title deed, a valid Good Conduct Certificate plan and a bank NOC template on file. If you are thinking of selling, decide your next basis for residence before you list the property, not after.

Frequently asked questions

How much does it cost to renew a property visa in Dubai?

DLD does not publish a separate renewal fee on its property visa pages. Press reports in 2026 put the 2-year investor visa renewal at around AED 8,215, but we could not confirm that with a DLD source. Family renewals are charged per person on top. Check fees with DLD before visiting.

Can I renew my property visa if I have sold the property?

Not on that property. The visa depends on owning a qualifying property, so after a sale you need a replacement property that meets the same test, or a different basis for residence such as employment. Arrange the replacement before the sale completes to avoid a gap.

What happens to my Golden Visa if I sell my property?

Advisers report that a Golden Visa can continue if you replace the sold property with another worth AED 2 million or more. If you sell without replacing it, the visa is cancelled. Replacement windows quoted online vary and are not published by DLD, so confirm before selling.

Do I need a new Good Conduct Certificate to renew?

For the 2-year Taskeen visa, the DLD document list includes a Good Conduct Certificate issued in Dubai and addressed to the Dubai Land Department. Plan to get a fresh one for each renewal, since an old certificate may not be accepted. Check validity rules with the centre beforehand.

Can I renew my property visa online?

DLD’s property visa services require the applicant to attend a service centre in person, including a medical test on site, and representatives are not allowed. Some related steps, such as uploading documents to the DLD Document Vault, can be done online beforehand to save time during your visit.

Disclaimer: This article is general information, not legal or immigration advice. Renewal steps were checked against Dubai Land Department service pages on 14 October 2026; renewal fees and replacement windows are not published by DLD and may change. Confirm your case with DLD or GDRFA Dubai.
